
PALIHOUSE HOTEL
Originally built in 1940, the Greenbrier building is a historic Art Deco structure located at Indian Creek Drive and 31st Street in Miami Beach—now part of the Collins Waterfront Historic District. Positioned along the Intracoastal Waterway, the building first operated as a 71-room boutique hotel before being converted into 41 condominium units in the 1990s. Following a period of decline, the property was reimagined and renovated under Palihouse, a hospitality brand known for transforming historic structures into one-of-a-kind boutique hotels. Our firm led the restoration of the building’s exterior, celebrating and preserving its original Art Deco features—including the prominent curved façade, architectural eyebrows, signature porthole windows, and a custom-designed new sign inspired by the building’s vintage neon emblem. The project honors Miami Beach’s architectural heritage while bringing new life to a treasured icon.
